Can I attend the snagging inspection process?

Yes. You are more than welcome to attend whilst your property is being inspected, however please check with the construction company if you can bring you children along.

What happens if I cannot attend?

We will inspect the property at the time and date agreed, we will compile the snag list in exactly the same manner as though you were there. The snag list will then be fully typed up in our format and sent to you by email.

Do you send the snag list to the builder?

Yes. We will send the snag list to the builder and any other email address you provide us with.

Do you do a follow-up snag inspection?

Yes. We can undertake the follow-up snag inspection however there would be an additional fee see Our Prices.

What does it cost for a snag list?

All the charges are listed on our website under Our Prices.  All the prices quoted on our website are inclusive of vat @23%.

How do we check if we have asked for extra items in the house that they have been done properly?

As long as you send us a full list of all the alterations, we will check them during the snag process.

Will the builder fix all the snags?

Generally, yes however in some instances the builder may not supply the item mentioned in the snag list for example, door stops. Some builders do not fit them.

How long does it take to complete a snag list?

That really depends on the number of snags found. Generally, around 1.5 hours for an average three-bedroom house.

How long does it take for the builder to complete the snag list?

Again, that depends on the number of snags found. Most builders will complete the snag list in two weeks and then invite you back for a second inspection.

Can we do multiple snag lists on the property?

Generally, the builder will only allow one snag list on the property and then a follow up to be sure all the original snags have been completed.

Can we arrange for some trades-persons to visit the house during the snag process to measure for floors, carpets and curtains etc?

As far as we as concerned, they will not hinder us completing the snag list, however you will need to check with the builder, some builders will only allow two people along with the person undertaking the inspection.

How soon will we have the snag report emailed to us?

Within 24hours, however provided the inspection is undertaken before 11am we will endeavour to send the completed snag list to you the same day.

Do you give discounts?

Yes, is the simple answer. Most estates have a Facebook page or social media group page where new purchasers converse with each other and get recommendations, this is where you will find out who’s house is getting snagged at the same time as yours. As long as three or more of you get together and the houses are snagged on the same day, we will discount all three.

What do you cover in the snag list?

We start at the front of the property and cover the entire external including gardens, we then go through the property from the hall to the bedrooms. We will inspect the attic as long as there is access provided in the form of an attic ladder/stairs. We do not use a check list as we view each house individually with an open mind. All flaws, unfinished items, poorly finished items or damaged items are listed for inclusion in the snag report. We check all windows and doors are closing and opening fully and properly, we even check for scratches on the glass. Provided the heating has been commissioned we will request the heating be turned on along with the hot water to check all is in working order.

Can we have our house snagged if there is no power?

The property can be snagged, however when there is no power there are many things which will have to be checked on the second snag such as heating and lighting along with appliances and air extract. On rooms such a WC’s, bathrooms, staircases and en-suites with no natural light can only be fully checked when there is power in the property.
