Terms and Conditions

This report is a visual inspection only and does not include an inspection of the following:

• Concealed pipe work.
• Services contained in vertical shafts or boxing’s.
• Hidden elements such as DPCs, cavity barriers, wall ties and the primary structure of the building.
• Concealed timbers within walls and floors.
• Any fire stopping/barriers within the floors or walls.
• Electrical and mechanical services.
• Foundations and drainage.
• The Attic if there is no ladder attached to the trap door.
• The testing of sockets or lights is not included as these are covered by the Electrical Contractors completion certificate.
• The testing of any Gas Boilers or heating installation as these are covered by the Installers completion certificate.
• Testing of kitchen appliances do not form part of this inspection.
• No responsibility is taken for the levelness of the floors.

All floor levels will need to be checked by the person laying the floors for any discrepancies.

The report is based on the condition of the property on the date of inspection.

No responsibility will be taken for issues of any nature which arise at any time in the future in relation to snags both specified in this document or which went unmentioned in this report.

It is not known if the property is covered by Home-bond.

It was not possible in the time allowed for inspection to check whether the immersion heater can heat the water in the cylinder.

Any snags which occur in the future are not the responsibility of Joe Lavelle or Podology Ltd trading as Property Snag.

This report is intended solely for the attention of the party to whom it is addressed and no responsibility exists to any third party for the whole of part of its contents.

The report is based on the condition of the property on the day of inspection and no liability can be accepted for any deterioration in the condition of the property.

This report in NOT a structural survey.

This report will only be issued on receipt of full payment.
